Prospective Resident FAQ

GENERAL

To visit a vacant property, please visit or call our offices during business hours. We will schedule a time with you to view the property.

We accept pets on a case by case basis as determined by the owner of the property. All pets must be listed in the lease. There is a onetime pet fee. Any damage done by the pet is the responsibility of the tenant.

Yes, our residents are solely responsible for insuring their own personal property located or stored upon the property. Any loss from damage, destruction or loss resulting from theft, fire, water, storm and other hazards are the tenant’s responsibility. Landlord is not responsible for tenant’s personal property or temporary lodging due to damage, destruction or loss of property.

Unless provided for in the lease, the resident is responsible for placing all utilities in their name and paying utility bills due for services to the premises for which resident is responsible. At the termination of the lease the resident is responsible for having all utilities services disconnected.

APPLICATIONS

Each legal adult planning to occupy the property must fill out an application.

The application is $50 for each applicant.

SunQuest operates in strict compliance with all Fair Housing Guidelines. After receiving an application we investigate each of the following:

  • Rental / Ownership History
  • Credit Report
  • Criminal Report
  • Eviction Report
  • Income & Employment Verification

Typically, we can fully process your completed application within a business day.

We will contact you as soon as possible to let you know that you have been approved. You will then have to supply $500 deposit to SunQuest to secure property. This amount will be applied to your security deposit. If you cancel before your move-in date the $500 deposit is not refundable.

You are responsible for paying the remaining amount of your security deposit, pet fees, and your first month’s rent before you move-in. Keys will not be exchanged until these payments are made.

LEASING

All of our leases are for a minimum of 12 months, with few exceptions; we do entertain offers for other terms, as determined by our owners.

We do require a security deposit. The security deposit is typically the same as one month’s rent.
